What are some things people forget to do when they buy their first house or that you wish you did? I just went under contract for my first house. I’ve been looking for a year but the whole house coming to market, offer, etc. happened so fast that I’m almost shocked (literally 2 days). Looking for practical things I may not have thought of (e.g., clean house before move in, change locks, update drivers license address) or just tips/things you wish you would’ve known!

How do you know when it’s time to throw in the towel and quit work and try to find something else? I haven’t been in my current position for long and am a new graduate but I feel terrible all the time but don’t want to admit that the last few years of my education/debt were all for nothing.

How many times do you consider it ok to show the same house to the SAME prospect until he decides to buy it or not?

I ordered a Tesla model 3 SR in April and I am able to take delivery this weekend, however I’m now unsure of whether it’s the right move financially. I have a lease on a 2020 BMW X3 that will end next month and was wondering if I should just buy that out and drive it for a few years. If it makes a difference I’m in SoCal so gas is $$$, but no EV charging in my apartment.

Tesla: $830/month + charging and insurance
BMW: $600/m + $150 gas + maint/insurance

I'm a relatively junior data engineer (2yoe), the only other engineer (senior) that trained me left about a 6 months ago and I negotiated a nice raise for the extra responsibilities.

My performance reviews have been stellar, but my manager is starting to look to hire a senior to help me deliver projects as we do lack capacity right now.

I feel like I might be missing an opportunity to ask for a promotion and hire a junior instead.

I moved my IRA $ to my 401k but was left with a 34 cent difference by the time the transfer cleared. Do I also need to keep retransferring until I get to net zero? Or is that so negligible that it doesn’t matter? Do I just cash out? Not sure what to do here. Thanks.
