Isn’t it when you live in one unit or part of the house and rent the rest. Often times making your out of pocket $0 or providing a surplus?
Maybe the people I've run with are sketchier but this is how one guy "house hacked":
1. Buy a rundown piece of junk for cash ($20k-$30k)
2. "Flip" the house for as cheap as possible ($10k)
3. Get a home equity line on the house for like 30k while renting it
4. Repeat process with another property
...
X. Become slumlord
Granted this guy also went to prison so IDK
Yeaaaaa that isn’t “house hacking.” Closer to a bad explanation of what a lot of folks know as “BRRRR”
My understanding is this:
1. you can qualify for a larger mortgage on a multifam property by adding the potential rental income to your own income while also potentially qualifying for an FHA loan if you live in as primary res (3.5% down)
2. You rent out x number of units and live in one of the remaining units.
3. By renting out the units, you’re goal is try to break even if not make a profit by having the rental income cover the mortgage, taxes, expenses, etc. so that you don’t pay for housing at all.
4. The strategy is to put as little down as possible and have the rental income cover all expenses so you pay $0 to live while gaining equity in the home over time.
House hacking is renting a portion of your home to offset part or all of your mortgage. It could be buying a 4 bedroom home and renting out 3 bedrooms to friends. It could be same home but you Airbnb the other 3 rooms. It could be the same home and using the basement as an in-law suite you rent. Or it could be buying a 2+ unit property and living in one and renting the rest.
