Seller is not willing to share a structural engineering report from 2018 because, "it is a snapshot in time" and they say they implemented all of the report's suggested repairs. Thoughts?

Thanks everyone, we debated hard balling them and making it a required disclosure like was suggested, but they asked for all offers by 6 tonight and we decided to instead just move on. They're obviously hiding something and we aren't willing to take the risk.

If it is a snapshot, request all the reports so it is more “holistic” lol

If everything else looks good, could make an offer conditional on receiving full information and details of work done etc.

If they hard won't share it, it can only mean they're hiding something. 2018 is a very short time frame in the property world. Depending on the nature of the building and point of discussion, can be relevant for 10/20/more years so they're 'point in time' claim is nonsense.

There should be a report or receipt showing the work was completed. Get both and make sure they match.

They say they prevented further damage, but did not repair the structure itself, which they claim was not recommended.

I mean you’re ordering your own engineering report right? I think it’s weird they have it and just won’t share it (I usually find sellers just don’t have it available) but assuming you engage a reputable firm they should be able to identify any issues. The old report helps them but they shouldn’t need it

Isn’t that required by law to share all information known about a property? Hard ball route, Get it under contract and demand to see the report or threaten to sue.

My boyfriend has a list of rules to follow as life guidance. I recently disagree with one of them and suggested that it could lead to miscommunication. Need legal thoughts: closing on a production home in a month. Got an email today from the developer that their foundation contractor filed for bankruptcy. Now the contractor's vendors are seeking restitution (I imagine) and so now (under M&M Liens) they may allege a lien against peoples homes.
