How long are you going to live there? If it’s your forever home go with the 30 year. If it’s a 5 year home then do the ARM.

in a high paying sales job where i could do nothing and make 240k total comp or work my ass off and get capped at ~300k total comp, after taxes doesnt seem worth it. i have zero motivation to work yet zero motivation to leave. doesn’t seem right

I was promoted early this year from an assistant “hourly” role to a managerial “salary excempt” role, but my old job hasn’t been replaced and it’s been 5 months. It’s an unfair workload and assisting someone else takes up so much time that I can’t learn and develop in the managerial role. First time landlord, totally new to renting out my place. Would all you prefer a recommend investing in a property management company to just get things started year one, and then once I'm comfortable handle it on my own?

If I put some time into it I could figure it out, I think, but I just started a new job and haven't really had a chance to look into lease, how to manage the income, being available for viewings etc. It's about 10% monthly fees. I could pay zero, but outsourcing is tempting..

I'm early in my career, managed to save $30K to invest, and want to get my hands dirty with a rental property without too much risk (e.g. no HML/flipping). It sounds like that's a tall order in the NY/CT area given the prices, not to mention whether I'd be able to get a mortgage on anything below $100K, but I figure I'll give it a shot anyway. Anyone buy property in South/Central America ? Considering making an investment in a unit in Panama City, Panama. Friends and I visit here and there + AirBnb seems to work well there. We have a lawyer contact and have a friend that purchased down there, but they aren’t as concerned about short term rental cash flow. Overall purchase price is low (300K) for a nice large condo in a nice area of the city. Just curious on the thoughts of others.

TX Property Help:
I have new tenants at 1 of our properties in TX who have placed official maintenance requests for every little thing wrong with the house. (all the way down to loose screw on the toilet paper holder, gap in the front door weather stripping etc.)
Their lease started Apr 9th, but they didn't send the Condition Move In Report back to me until May 17th.
Any recs on how to legally reject the requests? What items don't I need to fix, and how to deny them w/o pissing off tenants?

Bought a condo and was informed by the existing tenant that the bedroom window in the winter collects way above normal amount of condensation to the point that the floor beneath the window is soaked. Tenant said they informed the prior owners numerous times to the issue but were ignored. No mention of it on any disclosure form. Is this grounds for a lawsuit? Pretty new the property owner stuff.

So possibly silly refinancing question: my understanding of refinancing is that if interest rates lower, you basically start a new mortgage with a new bank at lower rates and pay off your old mortgage. With this, there's some closing costs associated.

Assuming your old bank doesn't want to lose your business (aka, interest payments), why don't they offer to simply reduce the interest rate on your mortgage to what they're currently offering customers?

In a multifamily home that i own and live in facing lot of trash problem with the street trash getting caught in the hedges/bushes.
