Should we buy a new property?
Context: newly engaged(27F & 30 M) we each own a house 1400 sqft(3 bed 2 ba $280 K bought 2021 @ $232K) & (4bed 2 ba $325 K bought 2020 @ $246 K) both at 3.0 interest rate.
We are looking to buy a new built 4 bed 3 ba for 4.75 for $370 K. The logic here is we will rent out our current properties and slowly build up our real estate portfolio. Don’t know if it makes sense. HHI is $425 K with an additional $100 K in passive variable income. No kids yet. TIA

If you can afford the down payment, I think it’s a great option as long as the market rent on each is cash flow positive.

2 things to keep in mind:
- if you want to take advantage of the primary residence exclusion, you have up to 3 years to sell the former properties and still get the $250k capital gain exclusion each.
- even if you don’t take advantage of the primary residence exclusion, you should definitely talk to a tax professional about the tax considerations for selling now vs. later.

For rent paid below 1 lakh there is no need to submit landlord's PAN. I have calculated based on my HRA and if I show rent paid as around 96k my tax refund will be around 13k.

However there is no rent agreement or rent receipts.

Will it be a problem later on if I show this in my ITR?

Hi all, I want to calculate duration in hours between x date/time and y date/time (dd/mm/yyyy 00:00 format). The part I need help on is how to build in logic which ignores certain hours of the day from the hours figure that we get at the end. E.g. without this built in, 0000-1900= 19 hours, but if I want to build in logic that only counts duration of hours between 0800-1700, we would get the answer of “9” even if x = 0000 and y = 1900. Would appreciate any guidance on how to do this.

I recently changed jobs and my new 401K provider - Principal has very limited MF investment options. My prior employer’s 401K was managed by Fidelity and provided me access to a range of MF options.
