As opposed to lying to them? This is why so many people are turning to stuff like Opendoor to sell their house, be honest with people, just because they aren’t a buyer now doesn’t mean they won’t come back to you in the future since you didn’t BS them.

It sounds more like you mislead them by not giving all of the information. We can’t predict the future and there is a good chance prices will go up. There is a good chance there will be even less inventory. There is a good chance that rates will go up. While yes it’s a sellers market, it might be even more of a sellers market next year. Be more transparent because you’re doing yourself a disservice

That’s not correct. Properties in my area are not getting multiple bids and selling at list price or less. So sentiments are changing

You’re a sales agent. Encourage them to buy what they can afford. We don’t know if/when the prices will drop…we said this a year ago and now look. Good deals can still happen in this market.

Fell in love with a house that hit the market a couple hours ago, touring it tomorrow afternoon (already booked with tours till then). It's listed about 30-40k below what comps have been selling for, so a bidding war is certain.

There are certain houses located along certain portions of some roads that I don't drive by regularly. But I would love to know if any of them ever go on the market.

I was thinking it would be great to have a Google maps like app that you could browse and select a bunch of houses and eventually get a notification if any of them ever go on the market.

My rental property (Multifamily) was targeted in a shooting. No one was injured but the neighbors sent an anonymous letter to sue (unless I take action) for bringing their home value down / placing “annoying tenants”. Tenants were placed by my property manager. Am I liable? I have not been contacted by authorities about the incident but am working to get as much information as I can.

Any advice on how to proceed is appreciated. Don’t know who the target was, consider eviction moratorium (NY)

TX Property Help:
I have new tenants at 1 of our properties in TX who have placed official maintenance requests for every little thing wrong with the house. (all the way down to loose screw on the toilet paper holder, gap in the front door weather stripping etc.)
Their lease started Apr 9th, but they didn't send the Condition Move In Report back to me until May 17th.
Any recs on how to legally reject the requests? What items don't I need to fix, and how to deny them w/o pissing off tenants?
