Rent stabilized bldgs in nyc are a blessings. But there’s a lot of them too. Like half of nyc apts fall into that bucket. So not exactly scarce. But if you find a building you like, your pretty much guaranteed housing at about that price forever. Nice perk
Rent controlled and rent stabilized aren’t the same. Rent controlled are much more rare.
At 2100, it's stabilized my man. Rent controlled units are usually sub 500/mth. Ppl confuse control with stabilize all the time, so i figured this was tbe case here. Could be wrong tho
Median rent on a rent controlled apartment is about $1000 but you’re probably right. Makes way more sense that it’s rent stabilized.
Yeah the apartment is $1930 with the broker fee it is about $2100 so it is probably rent stabilized not rent controlled. Thank you I’m going to check with them to see which it is and do some googling to see the implications of stabilized vs controlled.
Confirmed it is rent stabilized and we arranged to see the apt at night tomorrow to check the noise level.
Is close to a main road so it may be noisy for $2,100 a month. I am instantly drawn to the rent controlled one for the saving but the risk averse side of me is super nervous about not being able to sleep. I’d be splitting the rent with my boyfriend who is on a tight budget. Am I being penny smart pound foolish or is rent controlled too good to pass up?
I’d go rent controlled. Luxury apartments will always be around. If you pass up on the rent controlled place, you’ll have a harder time finding another like it. Use it as a chance to stack up even more money!
I’m going to say go for the luxury building 1. Doormen are super helpful when you’re traveling 2. It’s relaxing to come home and spend time with your SO in a nice apt (also depends how much you think you’ll be home vs out) I just reread and you said your bf was cost conscious - then I’d go for cheaper option because it can help ease financial tension between you both
