What is the threshold? Is it asset based or liquid cash?

What service did you use to get the letter?

Nope. Once your household qualifies, either of you can enter any single investment you’d like.

Any good investment for accredited investors?

like

Being an accredited investor means being able to invest in a lot of unique opportunities that aren’t available to the “average” investor. It means taking some risk, and trying different things. There’s no single investment that is “good” that all accredited investors participate in.

Think of it like shark tank - everyone wants your money. Being an accredited investor means deciding where to put your money, but you may not know if it’s a good investment for 3 to 5 years.

Where to find such investments? Any online portals?

like

Anything that makes it to an online portal is probably not a good investment. The best investments get sold to “friends and family”. Your network is your net worth, so meeting other high net worth individuals is your best way to find good investments.

Any one into San Diego real estate market. Moving from east coast and considering buying a family home but nothing decent is less than 1 mill and property prices have jumped like 15-20% in one year.

What happens if I have enough for a 10% down payment and maybe like $2-3k left (excluding emergency savings), but not enough for closing costs? Can I get pre approved? Just trying to buy my first home and want to do it asap (within the next 2 months). How do I avoid closing costs and what’s gonna happen if I go through the whole process and I tell them I don’t have enough for closing costs?

Getting ready for a new life adventure in some other city or country. Have a great house in an extremely desirable city. We should probably rent it, gain a little monthly cash, and let the asset grow even more. But part of me says just sell it while it’s high now, and go forth and not have to worry about renters and things breaking etc. Just move on and buy something when we settle. house is paid for. Thoughts?

Need some advice here. Option 1: rent a condo for 2600 a month. Option 2: pay 2600 in mortgage/month, but I can only afford ~5% for the down payment. Is is better to avoid PMI and save for another year or two before purchasing a condo/house? Feel like I can’t justify paying 2600/month in rent if I can afford the mortgage

Hi all, looking to buy a fourplex in Austin TX. Off market they will accept $625k “as is”. My only financing option is fha it seems since I don’t have 15% down. Current rents are $4300. It’s in south Austin part of 78704 but a really bad street. My thoughts are it’ll gentrify and I’ll condo regime it. Any major concerns, am I buying at the peak? Are there other financing options I should entertain? First house so a bit nervous. Thank you!

They spent a day sanding down and retexturing and it looked great, waited 2 days per their instruction and primed / repainted…

We own a rental property that has appreciated quite a bit and have the opportunity to do a 30-yr cash out refi at 75% LTV that would leave us with about $200,000 at the end of the deal. Rent currently wouldn’t cover the costs and we’d need to deploy the cash and earn about $750/mo to break even. We’d ideally like to use the money to invest in other property and syndicates. Seem like a good idea? Not sure if we are over leveraging ourselves and it’s worth the risk.
