I'm somewhere in the middle of the road - don't need the basics like the need to save a rainy day fund, pay off student loans (I already have that covered plus have hit a number of milestones including putting the down payment our first home), but I'm also not really interested in super aggressive investing like day trading or watching individual stocks very closely.

Few friends referred some (3-4) lenders who provided similar rates to me. I just heard recently that if you refinance and your house appraises at 20% more than the amount owed, you can remove PMI. Is this correct? Getting a divorce and trying to keep the house but moving from a VA to a traditional loan and would rather not pay PMI if I don’t have to. House was purchased for $460k no money down (VA loan), refinanced at $450k to lower payments $400/month, now have $430k left on the loan... would it have to appraise for $516k?

Looking at real estate vs stock market returns. How much ROI have you seen your real estate investments yield over the years on average? I know there are so many factors. Just trying to see if RE is worth it given that I will lock in a large amount if cash.
