I make a base of $120k. Take home is $7k monthly (after taxes & $800 in 401k). Expenses are around $3500 currently with rent being $1200. I try to save $3000 a month. I’m okay with bringing savings down a little. Can I swing it?

Hello everyone, I'm trying to get into real estate investing. Some of the books I've read have talked about buying a multi unit property and utilizing investors to get the necessary capital. Does anyone have experience in getting investors? How do you identify investors who may be interested? Are there any sites where you can invest in or post investment opportunities?

For those that invested in real estate rentals, how did you systematically approach finding a good property? Realized most of my stock investments was just gambling and I don’t want to gamble on a RE investment. Read a few books but none of them go into how to actually find a good deal/city.

Hi i lost majority of my money in the stock market. I married and promised my family that I will not make the mistake I made 7 years ago. Gambling. Is this an addiction I have. I keep selling stocks and taking loses buying other stock hoping it will recover but never did and sell again taking loses and buy again. It now sink in to me. I borrow personal loan hoping that the market will do k and I pay it back but I even lost that. I can't stop crying that I hurt the one I love the most my family.

My long-term partner and I are looking into buying property together. We’re not married and have no plans to do so... Any advice on how to set up the transaction/contracts to protect each of our interests in the property? Is it too simplistic to build equity based on how much we each contribute to mortgage payments? We both currently make good money but recognize that could change. Curious if anyone else has been in a similar situation and has helpful thoughts to share.

Question about paying off a car vs. financing - I'm 23 and have no debt (hence why I'm a little afraid of taking it on). I thought the best move would be to save up cash and pay off in full, so I have about $30K saved up but now I'm reading that maybe it would be better to put down a down payment and finance the car instead. This might be controversial. I think anyone needing student loan forgiveness made some really bad mistakes in their life and chose the wrong career. Not saying they don’t deserve help, but it’s not the governments responsibility to help them
