Best way to learn is to just do it but to answer your question it’s not worth using a management company unless the unit is out of state. Besides it’s always good to know exactly what you are paying the management company for by learning to do what they do yourself.
Agree with K1 you gotta get your hands dirty on the first property if you’re serious about this. Ideally you live in one unit even. Cozy.co has lots of good resources and is what I use to collect rent.
How much work is highly dependent on your property’s condition and well luck. I go months without talking to my tenants or spending $1 and then last week have a $2500 emergency plumbing repair and spent 4 weeknights working through a small repairs list for my tenant who just resigned.
