P1, the article above is pretty good at detailing it from tax and risk perspectives. Basically you can control the distribution of earnings, and you can eventually transfer the deed without paying taxes. I'm DEFINITELY not a tax advisor though so if you want to talk to an expert, I can put you in touch with my tax guy.

I have one in Coppell renting for $1550. 3 bed 2.5 bath. But I bought I a decade ago when I lived in Dallas so the price is a little irrelevant now. Using a property management company.
Also think about tax structure before you invest. Might want to set up a LLC. I wish I did but I have a better tax accountant now.
