Extra bedroom vs formal living room? Which would result in a higher market value of our home and which do buyers prefer? We currently have 3 bedrooms, and two living rooms (family and living). Some folks have recommended doing it without permits because it takes ages to get approved, thoughts? I mean is building without a permit common practice?

Thinking about buying three unrelated (and cheap) houses all around the same time. How much of a hassle would it be from a financing perspective?

Put house on the market at what realtor thinks is a fair value. So far (only five showings) everyone likes the house but says it’s too expensive given updates they’d want to make (they don’t say what but I’m guessing updating the bathrooms as example). Would you let the property hang out longer or would you move quickly to drop the price down? We’re actually not in a rush to sell but it’s frustrating hearing everyone else say their house sold in like a day

How do people feel about 7-ARM? I am getting 3.75% for 7-ARM vs 4.125% for 30-fixed. I typically prefer 30-fixed, but the monthly p&i will be lower by $300 and closing cost will be $4k lower. Unsure about ARM products, as we all don’t know where the rate will be in a few years…

After getting an accepted offer my buyers agent informed me that there is an additional $595 administrative fee due to his brokerage for admin services like doc storage and office supplies that I am supposed to pay. We purchased a home last year with a different agent and company and did not have to pay this fee. Is this common practice for buyers agent to push their brokerage fees to their clients? Isn’t this why they are getting paid thousands of dollars in commissions? Any insight is helpful

Im trying to flip a new build - long story, but have had certain circumstances come up and can't keep the home - but I'm now competing with the builder because they have homes still being built in the neighborhood (there is nothing against me selling it). They have started offering added incentives and low balling due to market conditions. What do I have and what can I do to sell mine? Or should I give up and just rent it out and wait? In process of buying a house, both my surveyor and specialist damp contractor found damp under kitchen tiles (In the grout) & in skirting boards and up one wall. Sellers had work done initially in 2014 on the wall only(with garuntee) & their company has visited and assured there is no damp… what is next best course of action, get another damp specialist to examine independently of other reports? I don’t trust them….. (U.K. Victorian terrace, damp is in the kitchen extension built circa. 15 y/o)

No contingencies offer- The property we are looking at is expecting a lot of offers, my broker suggested me to place a offer asking no contingencies, what’s the risk we are looking at? Anyone had trouble/ success with it before?

Currently in underwriting, everything has gone well except now. My wife got a new job in Georgia working as Nurse Anaesthetist, she has done it for 10 years now. We close in 2 weeks, job starts in mid December so no pay check just an offer letter from the hospital. Underwriter is requesting that before they can approve loan, we should provide a letter from the hospital that she has met all contingency in offer letter like background check, drug screen, and Health assessment. Job can’t In 2wks
