Cash out Refinance to lock in a lower rate, take the money and buy the next and use the CF to pay for the next house…Standard RE strategy
Nah, not really looking to ramp up and add to the portfolio at this time. Cash isn't an issue and don't NEED to sell to be able to buy the next primary. Current rate is 2.25% fixed on a 30yr, so about as low as you can get on that product. Wouldn't want to do a C/O refi cause rates would be higher for that type of loan and rates have crept up since I got that rate last year to boot. Appreciate your feedback, but at this point not looking to expand the portfolio beyond just my current primary. Looking to cruise into home plate 😁
Curious how you’re generating 500-1k NI/mo on a property at that level? Ton of appreciation in that 800k number?
Based on info you’ve said so far, I would keep and let someone else pay it off while it continues to appreciate. If you don’t need that money to roll into the new house, I wouldn’t go put it in the market instead so might as well keep another diversified asset. That said, I only have 2 units plus primary currently so you’re likely more experienced than me at this point
Current PITI is just below $3k/mth. Will rent for between $4-4.5k in this particular N/H. I always build in around 10% of my monthly GRI to account for maint&repairs, so based on those numbers, that gets me to between $500-1000 monthly NI, if I'm being conservative and don't have any catastrophic capital expenditures during the year.
Besides that, I appreciate your opinion a that is kinda the direction I'm leaning. Cheers.
What did you pay for it? Wouldn't you lose the gain exclusion if you don't sell it?
