Make sure the location is desirable. Close to schools, shopping malls & gyms… you can change anything in an investment property except it’s location so choose wisely

How much knowledge / learning / research have you done so far?

Find one that cashflows. Buy in a landlord friendly state. Don’t be afraid to walk away from a deal that doesn’t make sense.

There’s a lot of ways for an investment to go wrong. You really need to run the numbers and make sure they make sense. Don’t bet on appreciation, and make sure you build in a buffer for maintenance, vacancy, and property management.

Why has real estate remained lucrative?
Mainly agents but also developers.

The barrier to entry is low, not even sure if graduating high school is needed. My old agent even said she did it bc she can make a lot money and not work that much. She drove a new Mercedes and sent her kids to private school, husband was also an agent.

I know I took out the loans and I should repay them and I’m normally fiscally conservative and against giving out free money. But I am hoping student loans get completely cancelled. It would greatly boost the economy if people do not have them hanging over their heads. However, forgiving what is currently there won’t help long term if the predatory practices around student loans aren’t fixed along with soaring tuition prices and salaries for administrators.

Thoughts on Indexed Universal Life Insurance as an investment vehicle? I hear the pros and cons from the sellers of this, whom I understand gain heavy commissions. But wanted to get thoughts from investors and if this isn't a good vehicle, what alternative investment vehicles do you suggest (outside of stocks, Roth, 401k, and real estate)? I quit my previous job approximately 5-6 months ago due to toxic culture and being pressured to commit fraud… I fear hiring managers see that I’ve been out of work for this time and may assume I was fired or laid off. My dislike for realtors has never been stronger. While purchasing a property a few months ago we found somewhere that had dropped their price so I wanted to go in a little under or at ask. It’s not that he wouldn’t allow it but wanted us to go in at the original list price and I later found out he knew the listing agent. The industry as a whole needs a shake up in my opinion.
