This is pretty absurd. You think global warming is going to make “northern latitudes” that much more pleasant ? Please research what global warming and climate change means. It’s a couple degrees Celsius.

Unless you're talking about more immediate impact like rising water levels flowing into shoreline properties, I don't see your example of global warming materially impacting human migration patterns given modern day technologies and human preferences. Maybe if you're talking a few generations of holding onto the property? But who knows what will happen by then.

More and more people are moving south. I don’t know anyone moving north. Especially with the uncertainty of what workforce solutions will look like in the future (work from home possibilities), more people are moving south for cheaper real estate prices/COL in general and better weather.
Are you targeting like 50 years from now? Perhaps an exodus from some coastal areas that will flood.
Talking Maine, NH, VT, MT, ID all areas where I see way more opportunity than Florida, TX, Carolinas, AZ all of which have major natural resource issues and other global warming impacts in the next 15-30 years.
These states have inexpensive land where you can be semi off the grid and relatively protected from major swings in climate change. In addition they have spread out populations that also make pandemic lifestyle more desirable.
With starlink beta out and targeting that latitude I see even more upside.
