Those in HCOL cities how do you make decisions on home Reno budgets? I know not aligned to fire, but we need more space and buying a house in our area is north of $1.3 M

I’m not sure if this helps, but we just bought a house but had some renovations we wanted to do right off the bat. We budgeted $130k. It was mostly money that we didn’t use for the down payment, and we made sure not to take anything out of our investment accounts.

I’ll add that what helped our budget was getting 3-4 contractors out, having them price out every possible renovation we wanted to do, and then we picked the ones we wanted most that fit into the budget.

I'm from Baltimore, and lately, we have had a crazy buying spree, I mean I have sold the same property 2 times in less than 2 weeks, and the person who bought it immediately put it on the market and made an average of $25k in less than 5 days. Many reports show that investing in Baltimore and Philadelphia is the future, I don't doubt it. What is the fastest you have ever resold a property?

Term life insurance question - I added the AICPA annual term policy last year. I've noticed personal finance media seems to push 10-20 year term and not discuss annual.

It was considerable cheaper up front and more at the end than 10yr per the fee schedule. If all goes according to plan I'll be at or close to FI within 5-7 years so not sure that I'd keep the full amount past then and would miss the benefit of the cheaper years at the end. Am I missing other risks of not doing 10+ term?
