I’m thinking about it too. However, you still need a broker connection to do any representation. The only real benefit you get in most states with a first level license is MLS access

It’s. Not really worth it in my book to manage. Between brokerage fees (unless you have a broker you can park it under or want to be a broker yourself), access to MLS, continuing ed. Most of the deals you want to hear about are from the agents in your office or relationships you already have. Some people are very successful with agents knowing they have cash to invest and what to look for.

I got my license last year, it’s more work then it seems to maintain and you need to buy 1 property every year just to cover the cost.

Might still make sense if you are very active, but you can also find a good agent and agree on rebates

My SO has it. Last year he made about 70% of his normal computer and this year will cash about 50k so far. We use it to invest in our own properties (7 so far) and also to help our friends. Most deals are friends who focus on investments or looking for good deals so also looking to connect at night and on weekends which helps his day job. He’s been bitching about continuing Ed, he does pay thousands for his fees each year, taxes get more complicated, and broker fees suck but his broker helps net him deals. Overall we are much better off with him having it. Tier 1 SM and he made quite a bit more than me lady year 💁‍♀️

Need some guidance—I bought a townhouse a few years ago (with a primary rate mortgage) with 20% down, moved out after a year to another property I bought, and got a renter for the townhouse. I’d like to do a cash out refinance ASAP (the appreciation has been insane). Closing on my first home. Advice for anyone with student loans in administrative forbearance per the Cares act: once your offer is accepted have you student loan servicer put your account back in repayment status.

Accounts in forbearance, even administrative forbearance, are calculated at a higher monthly payment by the underwriter.

My fictitious debt to income ratio was too high for them to approve me, and it took seven days for my loan to be officially back in repayment. So just a heads up.

My goal is to eventually live off of several properties that I rent out. Not sure how many I would need but started by buying a condo last year when I had 20% down payment. I’ve saved another 20% since buying the first condo. I could rent the first place out for about 85% of the total payment (including mortgage, taxes, insurance, condo fee, maintenance on the unit).

Is it better to:
1) Add the 20% into the first condo to try to knockout that mortgage as early as possible?

2) buy a 2nd condo
