Thoughts on renovations while renting a room out in my house? Should I wait till the house it’s fixed up before getting a roomie? The house is perfectly livable just a little dated and not the Scandinavian beach house vibe I’m envisioning

Also consider whether you will be able to rent it for more money once the renovations are done. Depends on how significant they are obviously.

Depends on the level of renovation. Tearing out a bathroom or kitchen may be unreasonable. Cosmetic work like changing out paint, fixing fixtures or sanding floors may be okay. Just if you decide to get a roommate be upfront with them about the work that will be done because WFH during renovations may not be easy for them.

Agree with VP1. If you’re in a rent controlled area, you may want to wait until renovations are complete to maximize rental income.

The more I do the task, the more I feel that I’m doing a free design audit. Furthermore, they reposted the ad.

In my task, must I proposed a new design or would it be just a list of areas of improvements? How many is a good number of finds? Currently, each area is coupled with a write up and what competitors are doing.

I bought 2 houses this year for a total of $120k down including closing.

My monthly payments for both places is $2k, I'm charging $4.1k rent. That's a 20% return not including paying down the mortgage and the growth in the property value!
