Short term will continue to have low end people with no respect who will treat your place like crap.
Long term will continue to have normal people who overpay because they are in some kind of transition.

I currently switched 3 of my ltr properties into str properties. It's low risk, as they can be changed back at any time. The current trend in my area is high demand...though I'm aware it could be covid generated.
Potential positives? Maybe there will be a new motivation for other employees around the country to adopt the "travel nurse" modality, where employees become more mobile, and move temporarily where needed.
I plan to ride this wave as long as it remains more profitable. Rent is 2x that of an ltr.
I understand that airbnb is a high profit market too... I just enjoy doing less work regarding frequent turnover of tenants. The usual 13 wk contracts work for me.
I imagine cleaning an airbnb means hiring out help, or more work if you are a small time investor. Just my two cents.

I’m looking to buy an investment property. Would you recommend your area for STR and/or LTR? If yes, can you share the area of your rentals so I can further investigate?

Over time, STRs face a number of headwinds (regulation, relying on platforms the owner doesn’t control, outright bans, taxes, oversupply, etc.). Pretty good now but I think a lot of people rushing in now, especially in locations that have benefited from local travel during COVID-19 (e.g., urban cottages, the Smokies, mixed neighborhoods in cities, etc.), may regret it.

I enjoy STRs more than I did LTRs but probably bc my STR is a beach house we can also enjoy. I can’t speak to the broader market but STRs in our area will remain strong as it’s a seasonal locale. Risk of regulation is low.

Cross posting: Is it stressful being an Airbnb host? I have the option to rent out my place for about $3k a month (guaranteed on long term lease) or potentially airbnb it for about $8k a month (assuming 2/3 of a month capacity) not guaranteed. Wondering what I should go for with the least time/stress required to manage - assuming renting it out, but is it worth losing out on more than double every month?

Has anyone sold a home as-is? What kind of discount do you usually give? Parents did stuff to the house without permits back in the day (bathroom Renos, finished basement with a bathroom, etc.) and the house needs work. The person can do an inspection, but we wouldn’t fix any of it. I think FMV of the house based on comps would be around $900k (comps that need minimal work in the $1.2m+ range). Is that too much of a discount? There’s nothing structurally wrong with the house.

401k loan for first house. Taking $20k to go towards down payment and closing costs. Option 1 is a “personal loan” with up to 72 month payback. Option 2 is “home loan” up to 30 years. With the monthly payments, I lean towards Option 1. Any cons to this other than it impacting my DTI when they see these debt payments on bank statements for mortgage pre-approval? Hi all! Seeking advice here. We have a home purchased for $330k and $277k left on the loan (we put little down and have only been here 5 years). We are looking to move in 4-5 years and would purchase something in the range of $700k - $850k. After talking to a mortgage person, I could refinance and take $50k of equity out of the house. I would invest it in something safe and have a larger down payment for the next house. Cash flow is the same and closing costs range from $2.5 - $3.3k. Thoughts?

I just received my move out checklist from my landlords management company and included in that checklist was to clean out the gutters. This is a home and I’ve been here for a yr. Is this a reasonable ask? I’ve rented a home before and this seems excessive.
