Hi! I am preparing to rent out my condo in Alexandria (off edsall road) in the spring. Anyone have any tips for first time landlords? I’m planning to work with a rental mgmt company that has 3 properties in my complex. They’ll charge 1 month rent for the marketing and 7.9% mgmt fee. I am moving to a lower COLA and don’t mind paying for the mgmt, but I haven’t found a good cash flow calculator to forecast taxes, etc. Any guidance would be appreciated! Thanks.

Amex corporate green card or CSR? I'm switching jobs and considering whether I want to roll over my 401(k). I have about $220k in my plan. Considering rolling it into an existing Fidelity IRA with a balance of about $50k. Since October of 2020, I've paid about $880 in "plan administrative fees" to my 401(k) provider as well as the fund expense ratios.

It looks like Fidelity does not charge administrative fees on IRA accounts, so that seems to make it a no brainer, plus the investment options are much broader.What am I missing?
