The mortgage brokers discourage me from spending a ton on points (rolled in, not up front). In some cases, it’s a 16 year break even. I get that’s a very long time to break even, but I have no intention of getting rid of the properties and doubt rates will drop much below current. Max breakeven point for you?

Honest question, what’s to stop someone from borrowing a few hundred thousand, trying to make it big on options and then if successful, pay off debt and walk away or if fail, declare bankruptcy and walk away after 5 years in chap 13 or 7 in chap 7. Maybe I just have a high risk tolerance being in my 20’s?
