TIL regarding SCRA: "For mortgages, interest is capped at six percent during the entire period of military service and for one year after the period of military service."

So... for us reservists in this high interest-rate environment... technically we could use thoz benefit to cap mortgage interest rates at 6% every time we go on orders including during annual training.

True; if you’re confident you can refi later no reason not to make good investments.

I’ll probably rent this place out and find a cheaper place to rent with my next job change, gain another couple thousand a month while I keep building equity.

Rentseeking is long term toxic for the economy but everyone else is doing it so gotta get paid.

I’m handling erroneous IRS collection letters - for example, assess fail-to-file and fail-to-pay penalties based on postal mail delivery dates but not postmarked dates; assessing capital gain taxes on taxpayers whose income is within the threshold subject to 0% capital gain rate. Small update on my FIRE journey. I signed a contract yesterday to close on my 3rd rental property. #'s below. I'm doing 25% down. Once I have this 3rd one, this will bring my total monthly Cash Flow to $950 a month after all expenses, including setting aside 10% of the rent each month for maintenance/vacancies.

I just graduated college and after the student loan cancellation I only have 20k in federal student loans left. I have 25k in cash savings, contribute 6% of my income to a 401k to get 3% match, and make roughly 90k a year. Should I pay off my loans right away or pay off over a 2-3 year period? I figure with there interest rate being in the 7% range it’s dumb not to pay them off as it would be hard to achieve a 7% return in the market right now (again I could be wrong with that as well)?

I flunked out of school and had no options when I joined the army. I hated every second of my time in, and spent all my weekends getting as drunk as possible.

Now that I’m out, I graduated with my BA in Econ, got a job I love, and somehow got into an M7 Bschool with a 670 GMAT. I look back on my time in and laugh, and still talk with some of my old army buddies (though not as often anymore)

Amazing how time can change your perspective, because 10 years ago I never thought I’d be here.

Anyone do graduate school full time while working full time? I've got about 4 semesters of GI Bill left and want to use it up but working plus school seems like an endurance test and a recipe for burnout, and if I took a break from work, I'd be taking a 50% pay cut if I was only going to school. Anyone have any opinions or feedback they want to share about this?
