I use a local management company and I'm happy to pay their fee. I don't have the time or energy to manage on my own. Plus when something goes wrong, its nice to have a middle man to take me out of the line of fire

Does anyone have insight on how in the end profit ends up, mostly on the expense part of the equation. Wondering how much buying all the furniture, towels, decor, supplies etc balances out in the end for others

Depends on the market, marketability, desirability, size of the house, etc… too many variables in play to give a consistent estimate, but the properties that do well do VERY well.

Kind of niche question here but under NY CPLR, if a plaintiff files a MTD/MSJ, and then the defendants file opposition papers containing information that the court had previously ordered to be kept under seal, would you a) file a reply asking to seal/strike the opposition papers or b) file a separate OTSC since you’re now seeking additional relief not sought in the original motion?

Curious about thoughts on on discount points (I think I’ve already read every article on Google). I am refinancing my personal residence (future rental) as well as a rental property. The mortgage brokers discourage me from spending a ton on points (rolled in, not up front). In some cases, it’s a 16 year break even. I get that’s a very long time to break even, but I have no intention of getting rid of the properties and doubt rates will drop much below current. Max breakeven point for you?

Hey all I have an opportunity to buy a vacation home as a private sale from my parents (they are buying a new house in that area and need to sell the old one), it is waterfront property in NH 10 minutes from Mt Sunappee. I am concerned that making this purchase may make me a little cash poor in the short term, but still manageable. Would love everyone’s thoughts! Which of these two options would you pick if your goal is to buy and hold for appreciation purposes given these are in a very hot market. Both same lot size.

Option 1:
- $175k lot located on very busy street but across the street from new $700k townhomes and restaurants

Option 2:
- $250k 3 bed/1 bath fixer upper located at end of dead end street, houses on street all fixer uppers, located down the street from Option 1 (so also near new builds and restaurants)

One item borrowers shopping for mortgages get too caught up in is rate. Most borrowers don’t know how to read a loan estimate and get taken advantage all the time. Just because a lender/bank offers you a low rate doesn’t mean it’s best deal. Most cases, especially now since rates have gone up, you are being charged points for some of these lower rates in the 4s. If you don’t know or understand discount points feel free to shoot me a message and I can help you review estimate and see if can beat
