What is a reasonable higher rate to negotiate? For example if you got offered 60k, is 70k a reasonable negotiation? And what factors determine whether or not this is reasonable? Have any of you thought about parking some of your emergency funds in a muni bond (tax exempt) etf? I have ~1yrs worth of cash in High yield checking/savings accounts (2% interest), but am in the top tax bracket and am worried about the tax drag. My father is an accredited investor and invests in private companies. I said I’d give him $50k for one of the investments but technically it’s all in his name. 3x return. Any way to touch that money without double taxation (expecting to pay his highest tax bracket on the returns since shorter than 1 year and then gift tax above $30k)? Thinking about asking him to put it in a separate bank account in his name linked to my credit card - but still likely too much money to burn through.

Is 1600 a lot to spend on rent with a 116k salary? No car payment or other major expenses monthly. I’ve never lived alone and am used to paying a lot less for rent. Debating if it’s worth paying 1400 for a place that is not as nice, but ultimately I don’t think it makes much of a difference?

From a FIRE perspective is it worth moving back in with toxic parents (to both save on NYC rent prices and help them out a bit financially)? Received a letter from Wells Fargo today. They are offering a refinance of fixed 30 year mortgage at 3.5%. I have no idea how they can do this judging by today’s interest rates. Currently my interest rate is at 4.5%. Judging by Wells Fargo sketchy history, I don’t trust it, however has anyone else gotten this offer?
