Trying to convince my husband to sell our small single family home to purchase a two flat and live in one unit. For those with experience owning two flats, how advantageous is it financially?

It varies widely. You need to plug in your own numbers and analyze your offer. If you are willing to wait for a good deal and plan accordingly, multi-family is definitely a great investment property. Just make sure you don't buy something that is a bad deal. Some people don't do a proper analysis and they think that just because the house appreciates, or they're barely breaking even, they got a good deal.

Better yet, keep the SFH to rent it out *and* purchase a two-family home / duplex for your plan. Use a HELOC or cash out refi to access your current equity if needed (or 401k loan, or penalty free IRA distribution etc etc).

Buying a house, if we don’t put 20% down we’ll pay PMI - I was working on backfilling mine and my spouse’s Roth IRAs for 2020 before the deadline of May 17 - have like $2000 to go. Should I put the $2k toward my down payment and get as close to 20% as possible to reduce PMI or should I put it in my Roth IRA still? We know PMI is bad, but we aren’t selling our current house, keeping it as a rental, so it makes sense for our plans and we plan to hammer down the loan with extra payments to drop it
