When a job posting says 3-5 years of experience, does that mean a 3rd-5th year associate? Asking because there’s a bit of a discrepancy between the two, since if I graduated in May 2017, I’d be a third year associate this October, but only have two full years’ experience.

What is something people should be aware of before deciding to pursue a career in engineering?

What percentage of the year would you say you’re booked? I was thinking specifically of freelancers but interested in anyone’s answer

Anyone here joined a startup as their first analytics person? Recently interviewed for a startup and it sounds like they don’t have their data pipelines in place. Worried that if I jump over as the analytics person, then I might not have the technical chops to build out the pipeline and overall infrastructure. My background is in BI and analytics

First house is currently valued at 900k (bought at 500k 7 years ago). We are considering a move to a LCOL city to try it out.

Should we rent it out for $3800/month to make money while keeping it as rental properties or sell it so we can buy a new home property and then invest the rest? Looks like getting financing for second home is pretty tough.

House is in Arlington VA if it matters.

Potential first time home owner just getting started. Current net worth is 130k+, mostly invested in stocks. Looking to diversify, so my current plan is to buy a multi-family unit and rent it out for supplemental income. Any tips for figuring out an initial budget?

New to real estate investment and looking for a guidance to choose my first investment-
1. Buy turnkey property in markets like Memphis/KC/Jacksonville for cash flow and little appreciation
2. Buy SFH in booming market like Austin/Dallas mainly for appreciation with break even or negative cash flow

I want to buy more property to get better cash flow. I have a condo in Chicago that I rent and now live in FL. It has great cash flow but thinking about selling and buying closer to where I live. What advice do you have for someone starting out?

Any recommendations/referrals/contacts for mortgage lenders in Massachusetts, looking to rate lock for 90 days minimum starting this week.

Yay or nay. 675k rental investment home. Tenants pay 4350 leased for another year. House is pretty decent - no major issues or fixes. Some simple cosmetic changes can increase value. Decent area likely to appreciate. No HOA and we do our own property management. Doesn’t hit 1% rule buttt expenses will be fairly low.

Financing question - If you get laid off or have a gap in employment, does your 2 year proof of income “clock” (for lack of a better term), restart? Basically asking if you need to have 2 yrs of consecutive W2 income to great loan terms? For context, I was approved for great terms earlier this year but didn’t go thru with a purchase

Anyone pay more than the mortgage? We are thinking of paying extra few hundred to help pay off mortgage faster... good idea?

Is $7300 to do my floors for 1.5k sq ft a good price? It’s to install LVP on 500 sq ft and then refinish and stain for 1000 sq ft.

From a financial standpoint in this market, which would be a better approach in Austin -

1. Buy a ~8-850k house that meets most of our ideal criteria (size, schools, interiors etc) to stay long term

2. Buy a ~5-550k house that’s not ideal with the plan of moving into an ideal home in 4-5 years when kid is ready for school.

How easy is it to get a mortgage for the second home?

Household income - 300k

Happy to add more details as needed

Purchased a new home. Keeping my current for a rental property Long term rental vs Short term rental, thoughts?

Planning to refinance for 30 year at 3% with a 1500 refinancing cost. Is it a good rate? Currently at 3.35% - 5/1 arm.

Hey folks! I’m considering house hacking in the DFW area with a budget of $350-400k house max using FHA loan. Anyone house hacked recently and what area did you stay in? I’m also scared of how quickly it will take me to find tenants - how long did it take you to find your first good tenants?

While shopping around for mortage, will my credit history be impacted every time I get quotes? If not are there any restrictions on with number of lenders you can get quotes from without impacting credit history

Thinking of dipping my toes into real estate and wanted to see if anyone has any books/ podcasts/ courses or even any tips or advice that you wish you had when you got started?

Goal is to diversify my investments past the stock market. Any help is appreciated!

Buying our first home, 140k salary, budgeting 300k-350k home. Reading a lot about how real estate market is at an all time high, so truly worried we will buy and in 2 years prices will drop by 20-30%. But we have to live somewhere, and if we are renting, then the same high house prices are reflected in our rent and we are just paying off someone else’s mortgage? Your POVs are much appreciated!

Plan on buying my first investment property. I live in Houston and would prefer to buy here. But I don't have a realtor. Already asked my friends, all their realtors are either retired or not answering. Where can I find a good investment realtor?

What are some of the hardest lessons you learned investing in real estate?

For those of you that bought, were you able to get a rebate from your agent? How much?
