I've seen worse... Just get the issues fixed. It's all a write off anyways so what's the big deal?

I should note that I've already resolved the larger maintenance items that related to the AC unit (replaced the entire indoor/outdoor unit), the leaking fridge (replaced with a brand new one), and the electrical requests (faulty light, doorbell, pantry fan and light etc,) since those were directly related to the living condition of the home. Cost us a few thousand dollars total.
But I would love help on how to properly handle these other, minor requests that would still cost me a few hundred dollars to fix.
Most of these items you should have known before you rented the house to them right how come you didn’t know these did you buy this house recently or did you not check after previous rental moved out
It's a newly purchased home and we remodeled the entire house before they moved in.
It just so happened that some of these broke after they moved in - I haven't been able to determine if it's at their fault or not (to where I can charge them for the damage).
But I more so want to set a precedence that they should be placing requests on larger things that actually affect the livability of the space - not on a toilet paper holder screw being loose.
These all sound like super minor repairs. Just go take care of them or ask the resident for a final list of move in items and then offer them some $$ to take care of theses themselves.

Isn’t the tenant expected to perform minor maintenance and upkeep? I feel tightening a screw would be part of that
