Very interested in hearing what your planned asset allocation will be once you are FI or FIRE. I plan to be FI by age 45-50, and not exactly sure how I should allocate my portfolio. Im 30 now and my current allocation is 95% equities. I feel like that’s too aggressive once I hit FI. And do folks recommend reducing the equities exposure gradually as you get closer to your FI target?

Regardless of people say, and take this from a veteran with over 20+ years and several bear markets, you never fully recover from a market crash! 95% in equity at this stage is just insane. Anyone advising you to be 95% in equities is guilty of malpractice! The future will be subject to extremely low equity returns at best! In addition, economies don’t just reset with the flip of a switch. These are long cycles and you are looking at least 10 years.

Um, I think we are all familiar enough with monkeys on dart board investing. The moral of the story is that intelligence and investment return on, let’s just say, >60 minute horizon are pretty much completely uncorrellated. Was Einstein an idiot? No. Would he sell stocks if you told him a pandemic was spreading across the world causing the most widespread economic shutdown in history? Probably.
Just because you’ve read a MMM blog and know to buy and hold through any downturn doesn’t mean you’re smart, and selling in that situation doesn’t make you an idiot either. A $30M loss is better than a $90M loss. The chump’s still richer than everyone on this app, TSLA bros included.

95% equities is fine if you include derivatives to hedge and efficiently reduce your delta. Don’t be greedy but don’t be a pansy either. My portfolio is a bit involved but if I were to recommend one for FIRE thats easy to maintain it’d probably be at least 2/3 equities.

How do rate locks work? I’m in NJ and I’m finding it so difficult to understand their fine print. No lender locks a rate here unless you have an accepted contract and further if that contract fails to close the rate lock automatically expires. I keep hearing so many folks saying they have a rate lock when I go check out open houses and I wonder how did they manage that?

Coming with 8 years of international sales, account management & shopper marketing experience, I’m getting Retail Associate/Sales Associate offers by CPG companies with as low as $18/hr and $0.46 per km fuel.

While I think it’s a great opportunity to learn about the Canadian market as a new resident, it would break my bank and I would have to buy the car for this roles while living in Midtown Toronto. It doesn’t make financial sense to me.

I'm going to accept an offer that's 150k+🎉 I'm a single filer, no kids. I'll be able to max out: 401k, HSA, but from my understanding, I will not qualify to utilize IRA? Aside from building a 6-month emergency fund (HYSA), what are potential next investment vehicles? I do know I want to start purchasing real estate for cash flow. How do I find my true FIRE number, not the 4% rule based shorthand. I am at $3M net worth but I don’t own my home. Live in HCOL (SF/NY) where I could buy something but one, I feel I’m being a sucker buying inflated real estate, and two, I think my investments will compound faster than real estate. I’m 40. So should I calculate FIRE based on my current rent plus inflation, or based on taking on a big mortgage, locking up chunk of net worth into down payment and mortgage — and won’t then FIRE soon
