What are 30 year mortgage rates for condos in the NY area? Is it usually more than single family or the same?

Condo rates are generally always higher than single family because most of the buildings are considered commercial (especially if they contain retail and/or commercial in the building). The loan process is a bit more challenging and banks typically ask for 20-25% down.
