I had a tenant start a 1 yr lease on March 1. They already are interested in renewing for another year. Would you raise rent? I'm inclined to leave it the same because we're both taking a risk that at the end of the year rents could be up or rents could be down. They are good tenants and take good care of the property. Fwiw I net about $1,000/month positive cash flow after mortgage/taxes/insurance/how/reserve as is.

I’m a first time home buyer in the process of making an offer on a condo in the DC area. My realtor is stating that earnest money is a requirement to submit the offer. Is that true? The condos been on the market for almost 3 months and no indication of any other offers being submitted recently.
