Hi All, newbie here to real estate investing. I have a primary with about $180k in equity and want to A) Get a larger primary in about 12 months and B) Acquire a cash flowing rental asap. Would you try to cash out refi and buy an investment property now; cash out and rent out your current place and buy a new primary or sell your current place and try to get buy a small investment and a new primary?

I ask because I’ve let my credit spending get a bit lax since moving and adopting a puppy recently, so I haven’t been paying them off in full every month like I used to (though still well above the minimum payment, and keeping utilization at 30% or under). I currently work as an APM at a FAANG company but recently received an offer to join an MBB. I’m very excited about the role but didn’t realize I’d need to take a pay cut when I applied (~100k base + ~20k bonus + ~60k equity vs. 90k base + 10-20k bonus). Considering that I currently work 40-60 hours/week, I’ll be making significantly less per hour at the MBB. I’m very interested in the opportunity but also don’t want to make a poor financial decision early in my career. Thank you for your time!
