What are some not so common things to ask home inspectors to check for that may be overlooked? This is for a condo we are closing in soon.

If the condo is on the top floor , maybe the roof? While it’s not your responsibility to fix the roof, if it’s older and needs replacement, then a special assessment might be coming down the pipe.

Condos are a bit more straight forward for an inspection. I would however look very carefully at hoa budgets. When was the last assessment, do they have enough in the reserve for repairs to avoid assessments, what’s been the increase in dues over the last few years, are they budgeting for any big repairs in the near future (roof, piping, pools, etc).

Make sure you know what rules are to rent in the future and that it matches with your plans.

Has anyone here bought new build townhouse before? I'm about to close in 2 weeks and the contract states that nothing can delay or stop the closing even if something needs repair. If something needs repair, they will fix it while we're living there. And we have warranty for everything for a year. So my question is, should I just save money and have an house inspector come until 3 months before the year is up?

We have fully renovated our house, now nearly everything is new. new windows sidings all interior finishes newly expanded yard etc. we are on market for a while now and haven’t received an offer we wanted. Feedbacks are no grass in backyard and price is high in the neighborhood. However almost none of our neighbors’ house have been renovated like ours and our appraisal came higher. Curious about thoughts on on discount points (I think I’ve already read every article on Google). I am refinancing my personal residence (future rental) as well as a rental property. The mortgage brokers discourage me from spending a ton on points (rolled in, not up front). In some cases, it’s a 16 year break even. Option 1:
- $175k lot located on very busy street but across the street from new $700k townhomes and restaurants

Option 2:
- $250k 3 bed/1 bath fixer upper located at end of dead end street, houses on street all fixer uppers, located down the street from Option 1 (so also near new builds and restaurants)
