This week I started a listen through my entire record collection from front to back. I’ll be doing this on workdays when I am in my home office. Did it a few years ago. Collection has grown a lot since then. But I’m not doing comedy and spoken word this time. Too hard to work to those. I expect it to take 4-6 weeks at least. Depending on how many calls I have.
Really need advise and opinion from folks who have done rental property investments:

My roommate is subleasing her room to someone we both never met. I never seen nor talked to this person as my roommate is in a rush to have her room rented out. I'm seeing a lot of teachers post that one advantage of remote teaching is fewer disruptions. While this is true, I also notice less engagement. I have students who are clearly looking down and doing something else (probably texting on phone?). Now that I can't ban cell phones in class, what can I do?

Get it touch with some recruiters and let them know you’re interested in in-house opportunities. Yeah, they’ll call you for that agency job that’s “not an exact match but really perfect, you gotta talk to them,” but it’s not a fruitless task.
Do you have an idea of where you want to work? I connected with people I knew from the different orgs I liked and found recruiters on LinkedIn.
Reach out to your former agency coworkers who have gone in house. They can refer you to positions at their company and/or punt recruiter emails to you (you get more recruiter emails for in house positions once you are actually in house).
