Get some flattering photos of the place (even pay to get it staged if you think it’s worth it), make sure the rent you’re asking for is market price or lower, then carefully filter through applicants to pick a good one.
I have never cared to rent ours out quickly. Start screening asap and don’t let someone in until they qualify and fit your expectations. I’ve always rented at or above market with no incentives because the incentive is a quality product compared to comps. If you don’t have a comparative quality product, your rent is too high.
