So happy I got 3% and paid it down to 2.5% around 2 years ago
Don’t let the rates discourage you from buying a home, they could get worse. If they get better you can always refinance
I got quoted 4.25% last week through better.com. My broker was able to beat this by a small margin.

Rates may be rising but they are still pretty good. Don’t get suckered into an ARM unless you plan on near-term appreciation and getting out during teaser rate

Sadly 4.6% is now on the cheaper end, and I believe you are right, that she is lower than most. Rates passed 5% about the time you wrote this post
Posted this earlier but I got quoted 5.625% for a fixed 30-yr with 20% down. Had a similar reaction to you.
Sounds about right anywhere between 4.5 and 5.5 right now. My broker said 4.5 is only for top to your credit scores at this point.
I locked 4.5 on a 75 day lock.
No points or orgination. There was a small .25 point that was waived bc I know the loan officer

Just about to close on a house with 4.125% with $5k back in credits towards closing. Good credit. Jumbo 30 yr fixed. I believe rates have gone up though since I locked mine about 2 weeks back

Rates have been going up all this year, Feds approved a .25 increase in their last meeting. Ever since middle of last year they have been steadily increasing, no surprise here. No one expected the 2% interest rates to last as long as they did
