What interest rates are yall seeing for a fixed 30 yr mortgage? My broker just quoted me 4.6% and usually she's lower than most. I about fell out of my chair.

So happy I got 3% and paid it down to 2.5% around 2 years ago

Don’t let the rates discourage you from buying a home, they could get worse. If they get better you can always refinance

I got quoted 4.25% last week through better.com. My broker was able to beat this by a small margin.

low interest rate days are over, feeling this pain rn

Rates may be rising but they are still pretty good. Don’t get suckered into an ARM unless you plan on near-term appreciation and getting out during teaser rate

I locked in a 15 year ARM at 2.875%.

Sadly 4.6% is now on the cheaper end, and I believe you are right, that she is lower than most. Rates passed 5% about the time you wrote this post

like

Posted this earlier but I got quoted 5.625% for a fixed 30-yr with 20% down. Had a similar reaction to you.

Sounds about right anywhere between 4.5 and 5.5 right now. My broker said 4.5 is only for top to your credit scores at this point.

like

I locked 4.5 on a 75 day lock.

No points or orgination. There was a small .25 point that was waived bc I know the loan officer

Found 4.125 now

780 +

Just about to close on a house with 4.125% with $5k back in credits towards closing. Good credit. Jumbo 30 yr fixed. I believe rates have gone up though since I locked mine about 2 weeks back

like

4 weeks ago it was about a point less. Not anymore. Your numbers are correct.

Rates are rising right now.

Got quoted 3.625 last week

Yeah, that’s a very good rate in today’s market

That’s right

Rates have been going up all this year, Feds approved a .25 increase in their last meeting. Ever since middle of last year they have been steadily increasing, no surprise here. No one expected the 2% interest rates to last as long as they did

Need some advice here. Option 1: rent a condo for 2600 a month. Option 2: pay 2600 in mortgage/month, but I can only afford ~5% for the down payment. Is is better to avoid PMI and save for another year or two before purchasing a condo/house? Feel like I can’t justify paying 2600/month in rent if I can afford the mortgage

Making an offer. The sellers said they had 30+ people walk through the open house today, and are asking for best and final. They’ll make a decision on Monday. The list price is 775k. We were originally thinking of offering 700 to start since comps are around 735k. However, this is nicer than the comps renovation-wise. What would you all suggest we offer? We’d rather lose the house than overpay, so this concerns us.

I found a house that has the features and parameters I need.
It's one of the smaller houses in the neighborhood and has not recently remodeled for sale.
It is therefore a around 25% cheaper asking price than some other recent listings in same area.
I got pre approved for thrall asking price with 10% down
Since it does need some bit or remodeling that I would like to do before moving in, what's the best way to go about doing that?

What happens if I have enough for a 10% down payment and maybe like $2-3k left (excluding emergency savings), but not enough for closing costs? Can I get pre approved? Just trying to buy my first home and want to do it asap (within the next 2 months). How do I avoid closing costs and what’s gonna happen if I go through the whole process and I tell them I don’t have enough for closing costs?
