My HOA documents indicate that it covers flood insurance, as the bldg is in a flood zone. The insurance carrier dropped us a month ago, & HOA didnt notify us. We all found out from our mortgage companies that we were out of compliance of mortgage requirements.

The HOA has not gotten coverage but continues to collect full dues & even leveraged a special assessment. They refuse to waive the portion of dues allocated to flood insurance. Im now paying $185/mo to flood insurance. Can I do anything?

Put pen to paper on when I can retire. Currently 38 y/o with 2 kids in NYC. I have around 350k net worth right now (including IRAs). Around $110k of it is in non IRA brokerage accounts. Over the last 6 months I started putting new savings into a high dividend ETF as a means to start building passive income. My plan is to continue with this ETF (and diversify where necessary) while reinvesting dividends and tucking new savings into it. (Continued)
