What is everyone that owns rental properties doing with evictions, rental relief and debt forgiveness for their tenants? I feel like there’s no right answer here.

I have pretty high quality tenants so haven’t had too many issues. One wanted to pay late one month which I granted.

To me the money is still due always. If they can’t pay I would try to work with them to get them out and into a cheaper place. Meaning I’d be flexible with lease end dates, security deposits, etc. my city also has an eviction ban so it would be coordination with the tenant to achieve that.

Company I work for is offering a variety of options like deferments, partial forgiveness, relocation assistance payments. No late fees and no evictions. Definitely taking a hit but doing our best to find fair compromises that support residents in tough times.

I would be for a Voting Rights Amendment to the Constitution.

All US Citizens can vote.

Move voting day to the first Monday of November and make it a Federal Holiday.

Make early voting mandatory in each state that starts no later than Oct. 1.

Mandatory same day registration.

Mandatory mail in ballot option where ballots are placed in mailbox by Oct. 1.

Must have a minimum of 1 polling station and 1 ballot drop box per 10000 residents and must be conveniently placed and easily accessible.

I am adamant about financial boundaries; I was taught that men shouldn’t be asking me for money as a lady and I followed this advice. Curious about thoughts on on discount points (I think I’ve already read every article on Google). I am refinancing my personal residence (future rental) as well as a rental property. The mortgage brokers discourage me from spending a ton on points (rolled in, not up front). In some cases, it’s a 16 year break even. I get that’s a very long time to break even, but I have no intention of getting rid of the properties and doubt rates will drop much below current. Max breakeven point for you?

There’s one room downstairs with built in cabinets that we ripped out and patched / repainted, however the non-uniform drywall texture was very obvious so we called drywall repair out to retexture (orange peel look). We have fully renovated our house, now nearly everything is new. new windows sidings all interior finishes newly expanded yard etc. we are on market for a while now and haven’t received an offer we wanted. Feedbacks are no grass in backyard and price is high in the neighborhood. However almost none of our neighbors’ house have been renovated like ours and our appraisal came higher. Would love everyone’s thoughts! Which of these two options would you pick if your goal is to buy and hold for appreciation purposes given these are in a very hot market. Both same lot size.

Option 1:
- $175k lot located on very busy street but across the street from new $700k townhomes and restaurants

Option 2:
- $250k 3 bed/1 bath fixer upper located at end of dead end street, houses on street all fixer uppers, located down the street from Option 1 (so also near new builds and restaurants)
