I've worked at the same engineering firm for 4 years. I'm currently making $161k with only a $750 bonus, but excellent vacation (4 weeks, cash out anytime, rolls over indefinitely), 45 hours a week. I have an interview with a recruiter at Guidehouse this week for a Technical Project Manager role. It seems to be focused in the government space and requires a security clearance. What sort of salary and benefits could I expect for this sort of role at Guidehouse?

Have you seen the Grand Canyon? Thatās what water can do. My single biggest concern as a homeowner is water: Where does it flow? How does it drain? Is moisture collecting anywhere it shouldnāt?
Get a good inspection and make sure you know the answers to these questions!
How expensive and time consuming maintenance on a house is! Also we hate one of the main roads we have to use, so make sure you fully scope out your location š
Scope out the neighbors before you buy if you can. Weāve been lucky but I know folks where terrible neighbors ruin everything.
I had a coworker who was moving to a new home and would go sit in the parking lot of the local Walmart or grocery store for 30min a few times a weekā¦ idk exactly what he was hoping to observe, but it seemed to give him a feel for the area

Get a good trusted plummer, electrician, handy man, etc. before you need it via referrals. Don't just call some random person from the yellow pages or Angie's list when stuff breaks.
This feels very sound. Thank you!
Donāt buy a condo unless you donāt plan on having kids.
Budget at least 5k or more per year for repairsā¦so much stuff breaks.
Push your budget by all means to the high end if it means that the house will work for you in the next 15-30 years, in case you canāt upgrade. Donāt be cheap and buy something thatās cheaper now but means youāll have to upgrade later inevitably.
Yeah itās two sides of a coin that matters the market and personal situation. With rates so low too, I do agree that stretching a touch is smart right now. Just a matter of if you push into maybe a higher growth area or the long term home for sure.
All good things for OP to consider!

Avoid HOA's at all costs, or if you can't, be sure to read the rules very closely before you buy.

That traditional security companies are trash. Don't sign that contract, there's better options.

š¤® definitely was my most regrettable day 1 choice. To make it worse, we actually had a break-in while on our honeymoon, 3 months after moving in. The security dispatcher told the police "It looks like the resident leaving the house". Dude sprinted out of my BACK door with a flashlight, shirt over his head and hopped my fence. That's exactly how I leave the house bud š¤¦š¾āāļø
Our (new construction) builder is a scumbag and we should have put lots and lots of $ in escrow
Get to know the equipment in your mech closet. What was the manufacture and install date of the furnace, boiler, AC condensers? How is everything performing? You can be looking at $10k+ if youāre touching those. We did a new furnace and AC in the spring and it was $16k
Oooof. That's a lot of money. Sorry about that.
