In buildings, mold is one. Structural instability and safety. Is it safe to bring clients through? I have had a couple of homes that I have asked clients not to bring their children.
Would that be cost effective? Could be a selling point.
In my opinion one of the most important things is organization, since as an agent we have many tasks and responsibilities that without the right organization can overwhelm us.
You must first verify that it is safe for the clients, if not then see about fixing the problem before taking the clients.
If mold exists in the property, then I would steer away from it. It can be a serious health hazard for potential buyers, and you definitely don't want to get involved in a lawsuit you will end up losing.
You definitely want to make sure you note all hazard such as mold, lead paint, asbestos or anything else that could present a danger to visitors
