The best advice a realtor has ever given me is to always be flexible when it comes to buying and selling properties. Real estate markets can often be unpredictable, so it's important to have the ability to adjust quickly and wisely based on what transpires. This means having an open mind when it comes to different types of property, as well as looking for opportunities outside of your immediate area.

To always be patient. Purchasing a home is an exciting process, but it can also be stressful and overwhelming. As such, it's important to take the time to carefully consider all of your options before making any decisions.

To research the area thoroughly, as well as pricing trends, so that I would have an informed understanding of the market to sell any property I had in my hands

Thoughts on purchasing $10k in i bonds? Current rate is 7.2%. Figure it would be a decent option in addition to current investments and still rather liquid. I haven’t purchased any before, so any advice would be helpful!

Got my first decently paying job and am paying off about ~10k in debt for myself and ~20k in debt for my family.

I recently graduated with a bachelors in finance, and have recently got hired (5 months ago) as a financial analyst. Realistically I do FP&A for a company. I have realized I am not a huge fan of doing non stop spreadsheet all day. Am thinking I’d enjoy my career more by becoming a financial planner and getting my CFP certification. Maybe in the future opening up my own firm. Any advice on what career move to make next in order to accomplish this? CFP requires 3 years of relative experience.
