I spend “too much” on rent at 1900 per month in ATL (similar cost of living). Asked the same questions that you probably are asking yourself but looking back, I’m so happy I did it. Invest in a good place to live, make it a good vibe. I invest way more than I need to and a couple extra hundred per month makes all the difference in the place you sleep at night.


I don’t see how location is relevant. That only speaks to adjusting for supply/demand. The question is a financial guidance one. The general rule of thumb is no more than 30% of gross income should go to rent (mortgage is a different number). Full stop. Everything under that is bonus. That said: the more above around 60k you make, the less you really should be spending on basic necessities like rent. At 100k that percentage should easily fall to 15%. So that range, regardless of location, could put you living financially intelligently in most areas of (what I’m assuming is) the US where you should be living given 100k

Location definitely does matter, especially if OP wants their own place (no roommates). If they lived in St. Louis making $100K, then being willing to pay 30% of gross income on rent is ridiculous (borderline stupid). Your stated 15% would make more sense. However, if they lived in SF making 100K, 15% wouldn’t cut it. 30% would be more reasonable. So in one city my limit would be 1.3K, in another city my limit is 2.5K.

Are you straight out of college? If so, live cheaply. Afterwards, your priorities change a little bit and it's justified to spend a bit more.

Look for discounts. I found a place in downtown HTX that’s 25% off to 1350. I don’t have to live downtown, just splurged due to jump in TC (previous rent <1k).

I personally wouldn’t spend $1900 on an apartment in Dallas. I lived in Bishop Arts when I was there. Downtown is kind of dead though— you could find something cheaper in Deep Ellum which is more lively but I would suggest considering Lower Greenville or Uptown — much more action and walkability. In general 28-33% of gross is a good meter for rent/housing.

And haven't seen any houses for that price.
