What is the risk of investing (2-5 yr) 12k into the following monthly dividend yield stocks: ARR, EPR, LTC, IPPLF, PBA, EXC (2k ea). I’m looking and it looks amazing but I feel I’m missing something

As a long term play, now is an excellent time to buy REITs if you do your fundamental research. Be ready for dividend cuts and volatility - you shouldn’t be surprised if it drops another 50% short term. Even if it gets crushed short term If the thesis stays intact just keep buying and stick to quality (management, location, and balance sheet). Currently buying EPR and SPG. Also long LTC, VTR, KIM, IRT, MNR.

You’re buying quality real estate for cents on the dollar - Good luck and do your own research.

Bankruptcy. Go through the balance sheets of each and check how levered they are. You can see their leverage, model their debt payments and figure out how much cash on hand they hand to cover interest expense for X months. Expect some REITs will go BK in this fiasco, ERP for instance is heavy ‘experiential real estate’ - that’s not good when people can’t go out and experience stuff. So once movie theaters miss payments, they default on their debt and go into BK = you’ll likely loose your equity $.

For those who rigorously budget to achieve FIRE, can y’all give me some tips that work for you? We’ve tried to do the tracking every item we buy thing but we’ve never been able to honestly track every purchase for a month. It feels like too much work with 2 kids! Any other tips and tricks that work for you? In general we automate savings first and kind of reflect on the bills at end of month and note where to tighten for the following month but I feel like we need more discipline

Insurance question. Change to husband’s insurance which has higher premiums but no deductible and 100% coverage for certain services. Or stay on my high deductible plan with large deductible but I have the HSA? I have a lot of student debt from law school. I’ve refinanced a couple of times and received the best fixed rate available, but I’ve seen others refinance with a variable rate which of course is lower.
