Has anyone considered airbnb’ing their apartment while they travel m - th?

Is it common to take a security deposit for a sublease? Looking to sublet my apartment to move in with my boyfriend and landlord doesn’t allow me to break the lease. I had someone interested, already approved by landlord and they now dropped out because they didn’t want to pay a security deposit to me. My thing is, the landlord will still hold me accountable for any damages caused during my absence so I thought this is a reasonable ask. Do I really have to absorb that risk?

Real estate question : I rent a 2br in Brooklyn for $4100 month. Owner paid $1.25mm in 2016 and there is a $1400/mo building fee that the owner pays.

I looked into buying the same unit next door. It’s a little cheaper and with 20% down, the mortgage alone was about $4700. Add in the building fees and it’s over $6k.

What’s going on here? How can my landlord manage renting to me less than the cost would be? He’s in China, so I’m assuming he is more concerned with having some US investments?

Signed a lease in Feb & got a great deal in a new rent stabilized apt (not sure how, but somehow stabilized in a newer building).

I’ve looked over my lease recently for something & noticed there’s a rider stating preferential rent is only for the term of the lease & then can be increased to the legal regulated rent. In 2019 I thought the law changed so that all renewals needed to be based off preferential rent & could only be raised with new tenants?

Anyone here live in Two Sutton place north (1113 York ave)? I love the building but not in love with the area - feel like there’s nothing around. If you live in this building or in the surrounding area, could you please provide some reviews, recs on what to do, if you like it, etc?
