Get out to Olive Park y’all
Oak Park/River Forest. Super close to the city, great schools, diverse and have awesome communities.
If you like nature, west River Forest near Thatcher Ave, walkable to the Metra is tops. We live a block away from the Trailside Museum and the forest preserve.
I moved to Hinsdale several years ago and probably a great fit for what you’re looking for. Great schools, mostly families, great park district, express train to city, under 30 minutes to ORD and MDW, nice downtown (although not as lively as some others).
I’d also recommend Clarendon Hills which is basically same as Hinsdale (shares same school districts D181 and D86) with a quieter downtown, a little less expensive, and not as many obnoxious wealthy people.
Other places I looked at when moving to suburbs were Glen Ellyn (property taxes way too high and far from city), Elmhurst, La Grange, and Western Springs (would recommend all three). I also briefly looked in north shore and really love the area up there, but commute was worse, housing prices and property taxes were higher, and thought downtowns of the towns were better in western suburbs. I’d suggest concentrating on specific locations within the towns you look at. Try to get walking distance to downtown and train stop. Makes it easy for commuting, going out to dinner or drinks, downtown events, and better protects property value.
What others have said about property taxes is definitely true. I pay the about the same in taxes in Hinsdale on my house that was purchased for 90% more than I paid for my condo in Chicago. If you’re in Hinsdale you want to stay on the DuPage side as Hinsdale is split between Cook and DuPage counties.
Great response- I found the same of the North Shore, the downtowns were sleepy and for 800k you’re getting a house on a weird block, a split level, one car garage, etc. I also never noticed a lot of kids running around, the western suburbs- esp La Grange were fill of people walking, on their porch, etc.
Evanston!
DD1 not agreeing with reparations may not be racist but definitely ignorant. Screw institutional racism smh 🤦
Elmhurst is a good option as well
Second Elmhurst
My mom works at GBN High School (Northbrook) and the area is sooo nice with such an amazing building and plenty of electives and after school activities. Couldn’t recommend more!
Naperville. Won’t miss the city and get everything u listed up there.
Naperville is the way
Go with the suburbs in DuPage, Lake, or Will Counties. Don’t get screwed over by Cook County taxes and politics.
Currently living in lake, have previously lived in cook and dupage. Would say lake is higher than cook which is higher than dupage in terms of property taxes. But sales taxes/tax on gas in cook is higher. You could always go out of county to buy that luxury handbag or expensive tv, but you can’t do that with property taxes obviously
Hinsdale is great
Agreed, I moved there last year.
Downers Grove is a good option, too !
I live on the north side of DG. It’s more affordable than Hinsdale/La Grange/Western Springs. Good schools. 5 min drive to the train. 20 minutes from ORD. For 800k you can get a very nice home, but there are more affordable options.
I would also add Lincolnshire to the list for good school districts. Though the property taxes will be higher for Deerfield and Lincolnshire
We just bought in Hinsdale with similar criteria. It’s tough to get around 800k here if you’re wanting close to the train. Burr ridge is in hinsdale schools and cheaper but farther from train.
Sometimes you just have to be patient. It took me one and a half years to find a house around 800k (4200+ sq. ft) that is close to the train station.
La Grange and surrounding suburbs is nice and on metra super close to city
Yes, I guess it just depends on your preference to city proximity at that point. I personally like being close and in between to 290 and 55, close to train station, and near oak park as well, so can take cta if needed.
Park ridge!
Bowl Leader
What about Des Plaines? More cost effective little sibling?😅
naperville, huntley
I grew up in Barrington and it’s great. They have great schools and a growing downtown area with South Barrington and Deer Park nearby for even more options. It is one of the furthest suburbs from the city though. There are express trains and it is a quick drive without traffic so it is absolutely manageable.
Nice, but one big traffic jam. Plan to spend hours in traffic if you want to come downtown or even nearby suburbs. Good train access but that’s at least two hours a day to commute...on a good day with no mechanical or other issues.
Stevenson School district, literally the best Public School district in the country. More bang for your buck than other Northshore areas since it’s a little further north.
Nope, Lincolnshire
Why burbs? That can buy a walk up or duplex up/down in 3/6-flat in a decent Lakeview ‘hood. Bell, Audubon, Burley.
Not getting carjacked.
Arlington Heights
Hersey ranks in the top high schools of Illinois list every year! Plus you don’t have the pressure of New Trier and Stevenson for sports and other activities - so many kids don’t make it onto teams because those schools are so huge, not to mention the pressure to flex wealth in clothing and accessories.
Source: plenty of friends from all 3 schools, I went to a nearby one.
Wilmette
Western Springs and Indian Head park are great. Right next to Hinsdale and feed into great schools (Lyons Twnshp and Hinsdale Central) but don't have the Hinsdale price tag. Also 5 min to Lagrange, WS, Burr Ridge, and Hinsdale, so you don't miss anything
