So I’m trying to buy a house next year if the market calms down a bit. In North Nj area so it’s expensive here. Anyone have any idea how much of a mortgage I’d get approved for? I’ve seen emails come in for like low amounts (like half what a house is worth here) how’s this work? How much of a down payment should I expect to have? Wife and I make around 170k pretax. We also have a few IRAs from old jobs that we were planning on pulling from for first house since it’s penalty free. Suggestions?
I have around 40k in savings. Plan to set aside 15k for emergency (covers ~8 months of normal expenses) and invest 25k.

I will soon be moving to a HCOL place around this summer. Rental and buying both being overpriced, I am evaluating my options. Renting at 3500/month vs 1.2M buying. I may afford both, but is buying a good option? Any opinions around renting for 1or2 years and then buy. I feel sad having to pay double the price for a house compared to year and half back. If the house prices go down after I buy, that will be more frustrating. I don’t know much about housing market, any opinions ?
Is buying a gas powered vehicle a bad investment? Suppose I plan to sell it in 5 years. I am concerned that as more electric vehicles become available on the market in the next 5 years, the demand for gas powered vehicles will decrease, and the car will resultingly lose a lot of its resale value.

First time investing. I put in $20K in a bunch of mutual funds and ETFs over the last few months. I see more growth in the mutual funds. Some of them have higher fee too. What’s your early FIRE number? Mine was around $3M for a long time, but now I’m leaning towards $5M. With the potential of raising inflation, taxes, etc. I’m losing confidence that I’d feel comfortable before 50. Here are some details:
- I don’t want any tax liability to fall on their parents
- I want to be able to contribute at a regular cadence on their behalf
- I want them to be able to use the accounts as they wish (so not necessarily for education)
Let’s say I am not qualified to do Roth IRA. I put $6k in traditional and convert the whole $6k to Roth. Am I able to put $6k again in traditional?
