So I’m trying to buy a house next year if the market calms down a bit. In North Nj area so it’s expensive here. Anyone have any idea how much of a mortgage I’d get approved for? I’ve seen emails come in for like low amounts (like half what a house is worth here) how’s this work? How much of a down payment should I expect to have? Wife and I make around 170k pretax. We also have a few IRAs from old jobs that we were planning on pulling from for first house since it’s penalty free. Suggestions?

I will soon be moving to a HCOL place around this summer. Rental and buying both being overpriced, I am evaluating my options. Renting at 3500/month vs 1.2M buying. Is buying a gas powered vehicle a bad investment? Suppose I plan to sell it in 5 years. I am concerned that as more electric vehicles become available on the market in the next 5 years, the demand for gas powered vehicles will decrease, and the car will resultingly lose a lot of its resale value.

First time investing. I put in $20K in a bunch of mutual funds and ETFs over the last few months. I see more growth in the mutual funds. Some of them have higher fee too. I’m fairly savvy with investing on my own behalf but I’d like to open accounts for the benefit of my niece and nephew and I’m not sure where to start or what type of accounts to explore. Can’t anyone help point me in the right direction?

Here are some details:
- I don’t want any tax liability to fall on their parents
