What’s everyone’s thoughts on buying investment properties outside the us? (Canada,Mexico, etc). Is it harder to manage/profitable compared to US?

Having properties is already a job. Why would someone want to go to a completely different continent and buy property? Try to start in the continent you live in. It would be easier for you to travel and manage them.

Difficulty level is similar to managing something out of state, just get a good local property manager

Where it gets more complicated is taxes and legal structuring

You can’t legally own a home in Mexico if you aren’t Mexican. It’s held in a trust for 99 years. Mortgages are very tough. Most likely need to buy all cash for Mexico

For owning a home in Canada has an outsider you need to do to 35% downpayment. Process of maintaining the property is similar as in the US

It could be 20% with certain banks, speaking from experience. US resident Canadian citizen here

How hard is everyone pushing their corporate clients to authorize nonresident assignees whose only 2020 US compensation was the value of their 2019 tax preparation?
My clients are pushing back on it this year, and I can't say I blame them. If I were in their shoes, I'd rather take the risk of not filing than the expense of filing again. I was planning to buy a scooty in Pune and wanted some suggestions on the same.
The questions I have in my mind are:

1. Is there an option of renting one instead? Like not for a day but on a quarterly basis or so? If yes, then what would be the charges and where can I get it from?

We bought a 2bd condo 5-6 years back for 300k which has increased to 500k now - approx 10% annual return. Do not plan to sell it. Thinking of buying another condo in same complex for for 550k, which has appreciated in the value the same way.. 300k to 550k in last 5 years. Not sure how far it can grow... but have had decent returns so far. Should we wait or pull the trigger?both are investment properties.

One way to invest in rental properties is paying the downpayment and any renovation costs using saved up cash. I know folks also use HELOCs. So you'll end up with 2 loans. When do you pay off the HELOC? Personally I dont think taking out a HELOC is a great idea. What other strategy do you use to invest in rentals?

My former apartment landlord elected to paint the main stairwell a dark blue a week before our move and fix all scratches in the drywall from multiple years of moves (7 tenant building, 5 story walk up)

They deducted a crazy amount of security deposit for alleged scratches to wall / paint chips

Any chance that is objectionable? I doubt they knocked prior tenants for scratches to dry wall when the walls were white
