Not sure if this is an ADHD symptom or a form of avoidance that’s specific to me but since I’ve started working, I feel physically incapable of keeping up with my friendships and relationships, like the bandwidth is completely gone. I never felt this way in law school/ever before but now I’m going ages without responding to texts and I’m starting to really see some strong friendships fall to the wayside. I am from Europe and have 9+ years of experience in Compliance, AML, KYC, EDD, and Transaction Monitoring, including managerial positions. I was offered a Compliance Associate job at a US fintech for 50k. Seems low, but the ranges I saw go from as low as 45k to over a 100k. What would be the reasonable salary?

I own a property that I'll eventually turn into a rental (not yet being rented out). I'm going under contract for another property that will be my primary but it is almost 8 months out. Can my lender for the new property already indicate in the forms that my 1st property is an investment property? Or can they mark the 1st one as a second home in the loan application? Does it matter that it's not yet being rented out (but will be by the time the new property be ready)? Anything else I should do?

Where do you typically post your rentals? Looking to list my townhome in Class A.

For homes that need major updates, should there be an added discount in the offer since it will take time and effort to fix up or am I not being realistic ? Ex homes in the area that don’t need to be fixed are 500k, the home that needs fixing needs 100k worth of fixes. So would offering lower than 400k makes sense?

When closing on a home and you've gone through underwriting a while back, does the lender pull the credit again when you're close to closing? And if so do they do it without informing you? I see one check today, and I haven't applied for any other loans so I'm thinking it must be them - we're about 1.5 months from closing. Should I ask them to confirm if they did it?
