Yeah about 2-2.2k for something decently nice downtown. I was looking at those recently but ended up buying a place instead. I rather pay a 2.2k mortgage than pay 2.2k in rent

Depends you can probably find something about 30 mins same from the core for a bit less than 2000. But otherwise, that’s the minimum in downtown.
City place has a multiple units between 400-550 square ft going for 1.7 to 1.9k

$2K for a 1 bedroom that is at least 550 square feet.
Rented out my 1+den (800sqft) a few years back at 2500 all in. It was a penthouse unit with an amazing views and huge balcony. If you are ok with less space, 400-600sqft, or no view / balcony, you can probably get as low as 2000 as others said. I do think a nice view and a den increase the price.
It’s dropping. Could drop more for sure. I know prime king west right now you can lock in for 1800 (small unit, large buildings). Could likely negotiate even lower now but do you want to get into a place now?

Yeah you might get a good deal cause of covid. Say $2200 places in my building go down to $1800 recently.
U will get a studio apartment for 1.7k in core downtown.
I m currently paying 1.8k for 1 bhk condo in Lawrence west. This was pre covid rate, now it should be 100 dollars less for sure
