When selling/buying a house: are included appliances a big deal? Fridge, washer, dryer? Technically you could sell them off, make a grand or so. Or is there more value with the statement “all appliances convey to new owner.”

As a buyer, I would be less inclined to put an offer in if the appliances are not included. However, I'm looking for move in ready and having all major appliances in good condition is on my list of must haves

Appliances (excluding washers and dryers) are typically the standard. For washers and dryer’s, if they’re built in, they tend to stay. Most of those will be called out though on the MLS listing if there’s an exception here.

I wouldn’t consider a house without those. 1) supply chain crunch means 2-8+ week delivery lead time right now based on friends experiences 2) would make me think the owner skimped on maintenance because they’re super cheap

The only appliances included are stove top, dish washer, microwave (if it is mounted) and oven range if it is built in. Basically anything that is built in and “attached” to the cabinetry.

I just sold and didn’t leave those for the new owners. I think this makes sense especially in this market.

One of them have been hit with covid and we are suffering in sales. Our director somehow don’t believe in marketing and will not budge to allocate resources to hire a personnel. Our staff are underpaid so there are no incentives for them to go beyond their SOW.

Ok so I understand the whole concept of blockchain and crypto. One item borrowers shopping for mortgages get too caught up in is rate. Most borrowers don’t know how to read a loan estimate and get taken advantage all the time. Just because a lender/bank offers you a low rate doesn’t mean it’s best deal. What SF lenders are doing 10% down on jumbo loans with no PMI? All the ones I’ve spoken with offer that everywhere except SF. Chase does 10% down no PMI in all surrounding counties… just requires 20% for SF. Keybank is 15% down for CA only apparently, 10% no PMI everywhere else
